Purchaser and Sales Manager meet to review possibilities
Purchaser works with lender to qualify
Sales Manager and Purchaser begin land search process
Purchaser and Builder sign land inspection & building deposit agreement; deposit is due
Sales Manager completes due diligence (minimum 14 days; preferably 21 days)
note: cannot contract until due diligence is complete; land contract to closing ‘best case’
closing is 75 days
Purchaser, Sales Manager, and Project Manager begin design process and build estimate
Builder and Purchaser sign contract & financing process with lender begins
note: Dirt & Sticks contract to finance closing generally takes 60 days
Builder begins permitting process
note: city building permit generally takes 30 days; county 7 days
Purchaser works with Project Manager on selections

∘ Foundation (10 days)
∘ Framing (7-14 days)
∘ Purchaser and Builder walk through
∘ Electric, Plumbing, Heating, and Gas – rough (10-14 days)
∘ Insulation and Sheetrock (18 days)
∘ Tiling and flooring (5-7 days)
∘ Electric, Plumbing, Heating, and Gas trim out (7-10 days)
∘ Trim (21-30 days)
∘ Final Building Inspection
∘ Quality Inspection w/Purchaser
∘ Punch list; CO; move in
